There’s no cut and dry answer for everything and this profession can render us to be only as good as our training. If you don’t know what you don’t know, then how do you know what’s left to learn?

I’ve been appraising for almost 26 years, and i didn’t know what i was doing for almost half of that time. my supervisor told me to do things, “because he said so”. I didn’t know that wasn’t good enough until i began dipping my toe into the litigation arena. nothing will teach you how to answer to your work product like being under oath in a court room, being questioned by a federal judge. when the market crashed in 2007, i knew i needed to break out into a new arena, but to do so, i need to make sure that i was reaching my absolute peak performance as an “expert”. suddenly, the time i had put into the practice wasn’t enough to give me that leading edge, because i was up against tons of people who were in the same boat. this download is not for a general purpose appraisal,
